M & A Advisory

Quantum has carved its niche as a specialized advisor for acquisitions & merger and JV transactions in the hospitality and real estate space. In most of the transactions Quantum has been engaged by both sell as well as buy sides, thus demonstrating the trust that the hotel buyers and sellers have in us. Few of the landmark M&A transactions done by us are:

-  The Park Chennai - (Then Hotel Gemini) - A partially completed 240 rooms' deluxe property. Sole Mediator representing both buy and sell sides. 
-  The Park Bangalore - (Then Hotel Kensington Terrace) - An operating mid-market 100 rooms hotel.  Sole Mediator representing both buy and sell sides.
Taj Vivanta, Suraj Kund (Then Hotel Hill View) -  Sole Mediator representing both buy and sell-side.
-  Hotel Sea Rock, Mumbai - Assisted in acquisition. 
-  Pune Township -  Joint Venture Partnership between Godrej Properties, Oxford Group, and Ekta World for a 43 acres residential township with a development potential of 3 million sq. ft at Mundhwa, Pune.

Debt Syndication

Quantum specializes in understanding the hotel financing and operations and has been instrumental in raising debt and equity for its clients at most competitive terms including interest rates, tenure etc. Quantum has successfully syndicated funding for various projects. The aggregate funding sourced since inception has been over Rs. 1000 crores. Following are a few major assignments -

-  UK27 Hospitality Limited: Financial Structuring and long term loan syndication for under implementation 5-star hotel project at Belgaum
-  Tree of Life Jaipur:  Financial Structuring and long term loan syndication for this boutique luxury resort project near Jaipur.
-  Oxford Golf: Financial structuring and debt raising for one of the largest integrated tourism projects at Pune. 
-  Duet India Hotels Limited: Financial structuring for this UK based private equity fund’s various projects in India. Including term loan sanction for projects at Jaipur, Ahmedabad and Pune.
-  The Claridges, New Delhi: Financial Structuring and syndication of corporate loan.

Brand Search and Tie-ups

Quantum has business relationships with major hotel operators in India as well as abroad and helps in finding a suitable operating partner for your project.  Quantum assists in negotiating the best possible terms for the operating tie-up as also in finalizing of the operating agreements.

Project Management

Quantum is in a position to assist in planning and designing of the project keeping in view the overall commercial viability of the proposed project and has been involved with various hotel owners from the initial stages of projects.

The services involve assisting the owners give brief of the hotel to the architect and other consultants, review of plans, assist in on-boarding various consultants, negotiating the fees and terms and helping in getting various approvals.

Asset Management

Quantum helps in bridging the gap between the Operator and the Owner during the operating term of the brand. We assess the market potential of the asset, review the annual and monthly budgets given by the Brand, review the overall operations and monitor the financial health of the property.
